You’ve narrowed your house search down to two. You like both of them. A decision has to be made. How will you decide? Here are a few tips that will make the decision easier for you.
Make a list of pros and cons for both homes. What is your favorite aspect of each home? Is it the floor plan, the location, the size of the yard, garage vs no garage. Does the house have everything you’ve been looking for? Don’t give up something, such as a basement, 4th bedroom, 1/2 bath, etc. and then regret it down the road. Look at the price of the two homes. If one is a little higher in price, but has that basement or 4th bedroom, talk to your mortgage officer to see what the difference in payments would be if you went with the higher priced one. $10,000- $20,000 sounds like alot, but when stretched out over a 30 year mortgage, it may only increase your payment by an extra $100 – $200.
Also – try to see beyond the current owner’s personal belongings and picture it with your furniture, decor, etc. The current owner may have wild taste in paint colors and furniture design, but walls can be painted and your furniture may be more traditional.
Location is typically paramount in the home buying process. What type of neighborhood is the home in? What school district? How close are the neighbors? Do they keep up their homes? Is there a yipping dog that you can’t stand? Is the home in a neighborhood where home values are increasing or decreasing? These are all things that also need to be taken into consideration.
And finally, like the quote says above – don’t let someone else make the decision for you. Sure, take your parents, sibling or best friend along to look at homes with you, but when it comes down to making that final decision, make sure you are the one that does it. Your tastes may be similar, but you will be the one living in the home so you need to be the one to love it!
